Technical Specification & Material Guide

Engineered for durability, rapid deployment and optimal thermal performance, our modular tiny houses and micro pods deliver a robust structural framework paired with low-maintenance, high-quality finishes.

Core Structural Specifications

Our foundational engineering prioritises strength and rigidity while keeping the overall structural weight manageable for transport and placement.

  • Framework: Welded Mild Steel Tubing that provides a high-strength, rigid exoskeleton highly resistant to warping, shifting or structural fatigue during transport.

  • Sub-Flooring: 19mm Plywood, a heavy-duty, impact-resistant structural base ensuring minimal deflection and a solid underfoot feel.

Exterior Envelope & Insulation

Built to withstand harsh weather conditions while maintaining interior climate control, the exterior shell utilises locally sourced, high-grade roofing profiles.

  • Exterior Cladding: Premium IBR (Inverted Box Rib) and roofing materials. Sourced locally IBR provides superior water-shedding capabilities, high wind resistance and a modern industrial aesthetic.

  • Thermal & Acoustic Insulation: 75mm Rockwool Wall Insulation that delivers excellent thermal regulation, keeping the interior cool in summer and warm in winter, while also providing exceptional acoustic dampening and fire-resistant properties.

Interior Lining & Finishes

The interior spaces are highly customisable, offering options tailored to the specific use-case of the pod - from rugged utilitarian applications to warm, residential aesthetics.

Wall Lining Options:

  • Option A: 6mm Shutter Ply. Offers a warm, natural timber aesthetic with excellent impact resistance. Ideal for residential pods, offices or eco-village cabins.

  • Option B: 2mm PVC Sheeting. A 100% waterproof, seamless and highly sanitisable finish. Perfect for utility pods, wet areas or environments requiring frequent, rigorous cleaning.

  • Option C: 10mm PVC Foam Board. A 100% waterproof, seamless and highly sanitisable finish. Perfect for utility pods, wet areas or environments requiring frequent, rigorous cleaning with the added thermal and acoustic properties offered by the thicker material.

Flooring Options:

  • Option A: PVC Tile Top. Highly durable, water-resistant and easy to maintain. Ideal for high-traffic zones or multi-use pods.

  • Option B: Carpet. Adds warmth, sound absorption and a comfortable barefoot feel for residential and bedroom pods.

Electrical Systems & Integration

All electrical systems are pre-wired during manufacturing to comply with South African National Standards (SANS 10142-1). The systems are designed for plug-and-play functionality, making site installation rapid and efficient.

  • Distribution Board (DB): Surface-mounted DB board equipped with a standard Earth Leakage unit and individual circuit breakers for lighting and plugs.

  • Wiring Method: Flexible, heavy-duty Surfix cable or PVC conduit-enclosed wiring. Flexible wiring is specifically utilised to withstand structural flexing and vibration during the transport and offloading phases.

  • Power Input: External, weatherproof 16A or 32A industrial/caravan-style male plug point for easy connection to a generator, solar inverter or municipal grid.

  • Lighting: Energy-efficient, low-profile LED downlights (interior) and weather-resistant LED bulkheads (exterior).

  • Outlets & Switches: High-quality commercial-grade switchgear. Includes standard 16A 3-pin sockets, complemented by modern 3-pin/2-pin combo and USB-C integrated receptacles in living and workspace zones.

  • Solar / Off-Grid Readiness: Wiring can be pre-configured to easily accept a dedicated DC circuit or direct connection to an external solar PV/Lithium-ion battery plant.

Plumbing & Water Management

Our plumbing architecture utilises modern, flexible materials to ensure zero leaks after transit and allows for easy connection to eco-village infrastructure, septic systems or municipal lines.

  • Water Supply Lines: Cross-linked Polyethylene (PEX) or Multilayer Composite Pipe (MLCP) with crimped brass fittings. This system is superior to rigid copper or PVC, as it expands and flexes without cracking during transport or freezing conditions.

  • Waste Lines: High-grade UPVC piping (50mm for greywater from sinks/showers, 110mm for blackwater). Plumbed to a centralised, easily accessible external manifold for a single-point connection to a septic tank, French drain or municipal sewer.

  • Water Heating (Optional/Customizable): Pre-plumbed to accommodate either a high-efficiency external Gas Geyser (ideal for off-grid and eco-villages) or a compact electric under-sink water heater.

  • Inlet Connection: External, standard 22mm (3/4-inch) threaded brass inlet or quick-connect fitting for immediate connection to a borehole pump, rainwater harvesting tank or municipal water supply.

  • Fixture Preparation: Flush-mounted backing plates installed within the wall cavities to securely anchor heavy fixtures (sinks, shower mixers, and toilets) without stressing the interior lining.

Environmental & Operational Tolerances
